Client's Challenge
Condor Ferries required specialist dilapidations support at the end of a
commercial property lease on a warehouse distribution unit located at the Port
of Jersey.
A key concern was a high-level security fence fixed directly into a damaged historic granite stone wall. Both the fence and the wall presented a potential safety risk to passengers, port users and yard operatives. The granite structure showed signs of cracking and deterioration, and any inappropriate removal or reinstatement method risked further damage.
The client required a solution that would:
• Remove the immediate safety risk
• Restore the integrity of the granite stone wall
• Provide a compliant reinstatement option
• Meet lease-end dilapidations obligations
• Align with local planning and conservation requirements
Assessment & Planning
APT ICC carried out a detailed inspection of the granite wall to assess:
• Structural condition and extent of cracking
• Areas of stone deterioration requiring repair
• Risks associated with the existing fence fixings
• Suitable restoration and reinstatement options
This assessment was completed in consultation with the Port of Jersey Harbours Authority and in consideration of local planning and conservation requirements.
A repair-led approach was selected to preserve the historic granite structure while minimising unnecessary removal or replacement of original materials. A safe methodology was developed to allow fencing removal and reinstatement without transferring load back onto the repaired stonework.
Methodology
Stage 1 – Controlled stone cleaning for inspection
A sensitive soda blasting process was used to remove environmental grime, algae and surface contamination from the granite wall. This exposed defects, enabled accurate colour matching and supported a full condition assessment without damaging the stone substrate.
Stage 2 – Granite stone repairs
Following inspection, targeted granite masonry repairs were completed to stabilise cracked and damaged areas. Repairs were carried out sympathetically to reinstate structural integrity while maintaining the historic appearance of the wall.
Stage 3 – Fence removal and compliant reinstatement
The original high-level fence was removed to eliminate safety risks. To avoid loading the granite wall, specialist steel stanchions were installed into the yard area, positioned carefully to avoid underground services and drainage. Railings were then fitted to allow the original security panels to be re-hung independently of the stone structure, achieving a compliant and conservation-sensitive solution.
