Property Refurbishment Dilapidation for Mayphil UK from APT ICC

Client's Challenge

Mayphil UK required a specialis contractor to deliver a comprehensive property refurbishment and dilapidations programme following planned renovation works at an older industrial factory building, approximately 100 years old.

Internally, multiple layers of limewash and historic paint coatings were failing, contributing to damp issues and poor presentation. Externally, masonry surfaces were heavily stained by limescale, brick salts, algae growth and long-term environmental exposure.

Steel-coated cladding across the site had deteriorated significantly, with peeling coatings and damaged panels affecting both appearance and structural protection. Additional challenges included contaminated warehouse floors requiring renovation and repainting, specialist cleaning of legacy industrial machinery prior to transport, and extensive high-level works involving skylights, gutters and roofline elements.

The objective was to achieve a compliant dilapidations handover standard, improve the overall condition and usability of the site, avoid unnecessary replacement costs, and prevent potential end-of-lease or dilapidations claims, all while maintaining safe operation within a live industrial environment.

Assessment & Planning

APT ICC carried out a full property survey in collaboration with Mayphil's management team to assess:

• Internal and external substrate types and surface condition
• Extent of limewash, paint failure and historic coating build-up
• Masonry contamination from salts, algae and environmental staining
• Cladding integrity, coating breakdown and repair versus replacement options
• Floor contamination levels and repainting preparation requirements
• Machinery cleaning needs prior to transport and relocation
• Safe access requirements for skylights, gutters and high-level works

A structured refurbishment and dilapidations plan was developed, advising where renovation could replace full replacement, helping the client achieve significant cost savings without compromising quality, compliance or long-term performance.

Methodology

Step 1: Survey confirmation and dilapidations sequencing
APT ICC confirmed refurbishment priorities and established a phased delivery sequence to manage contractor interfaces, maintain operational continuity and control risk across the site.

Step 2: Coating removal and surface restoration
Controlled soda blasting was used to remove multiple layers of limewash and historic paint coatings from internal walls and selected exterior cladding surfaces, restoring substrates efficiently without unnecessary downtime or damage.

Step 3: External masonry cleaning and façade restoration
Brickwork and masonry surfaces were treated and cleaned to remove long-term staining from limescale, algae and salts, restoring the external appearance of the building and improving overall site presentation.

Step 4: Cladding refurbishment and repairs
Steel-coated cladding panels were stripped, primed and recoated to a colour-matched finish where refurbishment was viable. Damaged sections were selectively replaced to ensure consistency, durability and long-term protection.

Step 5: Floor renovation and internal deep cleaning
Warehouse floors were deep cleaned, prepared and repainted using an acid-etch and coating system. Designated walkways and safe route markings were installed to support usability, compliance and future operations.

Step 6: Industrial machinery cleaning for relocation
Legacy industrial metal cutting machinery was degreased and cleaned using specialist APT ICC in-house solutions, removing oils and contaminants to ensure safe transport and reinstallation without cross- contamination risk.

Step 7: Roofline, skylight and gutter cleaning
High-level access teams removed moss, algae and contamination from rooflight
glazing, skylights and gutters, improving drainage performance and restoring
roofline presentation.
