DILAPIDATIONS, FACTORY & MACHINE CLEANING
Custom Extrusions - South Wales
Client's Challenge
Custom Extrusions required a full dilapidation cleaning programme at their South Wales manufacturing facility following the end of a 25-year lease and ahead of relocation to a Midlands-based site.
To avoid landlord claims and financial deductions, the property needed to be returned to an agreed lease handback standard. This required comprehensive internal and external cleaning, high-level works, cladding and roof-related cleaning, and detailed preparation of machinery for transport.
The scope extended well beyond standard factory cleaning. The site required full internal deep cleaning, roof-space and skylight cleaning, internal and external cladding cleaning, and external property cleaning. In parallel, key production machinery had to be cleaned to a transport-ready standard.
All works had to be delivered within strict deadlines to ensure a smooth, compliant handover and protect the client from dilapidation charges.
Assessment & Planning
Having supported Custom Extrusions for over 25 years, APT ICC carried out a detailed assessment of all lease-end cleaning and compliance requirements.
The assessment focused on:
• Lease handback standards and landlord expectations
• Condition of internal factory floors and production areas
• High-level contamination within roof spaces and services
• Condition of internal and external cladding
• Machinery contamination and preparation requirements for relocation
• Access constraints and programme deadlines
APT ICC developed a structured, cost-controlled cleaning programme focused on restoration and cleaning rather than unnecessary replacement, ensuring compliance while minimising client exposure to end-of-lease costs.
